Property investment visa
1 year, renewable
3M property investment
- Purchase a freehold condominium registered in your name at a minimum value of THB 3,000,000
- Property must be fully completed and transferred
- Issued as a Non-Immigrant B (Investment) - renewable annually, for residential use only
- Requires a Ministry of Tourism and Sports certification letter before the Immigration filing
- Dependents (spouse, children, parents) can be added after the principal receives their full 12-month permit
LTR visa - 10-year residency
Category 1
Wealthy global citizen
- Total global assets of at least USD 1,000,000
- Annual income of at least USD 80,000 (2.6 million THB)
- Investment in Thai property, bonds, or funds of at least THB 500,000 - counts toward the asset requirement
Category 2
Wealthy pensioner
- Aged 50 or older
- Annual passive / pension income of at least USD 80,000 (2.6 million THB)
- Health insurance with coverage of at least USD 40,000 (1.3 million THB)
Category 3
Work from Thailand professional
- Employed by or contracted to a company headquartered outside Thailand
- At least 5 years of professional experience at a global company
- Annual income of at least USD 80,000 (2.6 million THB)
Category 4
Highly skilled professional
- At least 5 years of experience in a targeted industry (e.g. manufacturing, science, technology)
- Currently employed or with a job offer from a Thai-based organisation in a qualifying sector
- Academic credentials or specialist qualifications in the relevant field
